Establish the Owner’s Technology Requirements

OTR

LTC works with the owner and project team to clarify how the home should feel and function, which experiences matter, what level of performance is appropriate, what the planning budget needs to support, and where technology could affect architecture, interiors, electrical, or construction.

Those decisions, open questions, and project impacts are documented in the Owner’s Technology Requirements (OTR), giving the team a shared basis for design, pricing, and coordination.

Owner education and guided experience-center visits can be included when seeing and hearing options firsthand would help.

Technology Bid Leveling & Advisory

LTC compares qualified integrators, proposals, assumptions, and scope against the OTR. The team can see what is included, what differs, what is missing, and what needs to be resolved before selecting an integrator or approving a proposal.

Construction Advisory

During construction, LTC helps the team keep approved decisions connected to the work, review relevant changes or submittals included in scope, and resolve open questions before they create field problems. When included, LTC can also review the completed technology against the OTR.

LTC works collaboratively with the owner, builder, architect, interior designer, and technology integrator. The owner sets priorities and makes final decisions. The builder leads construction. The architect and designer protect the design intent. LTC clarifies and documents the technology needs. The integrator engineers, prices, installs, programs, commissions, and supports the systems.

The 5D Method keeps the work organized: Discover → Define → Design → Document → Deliver. Each engagement is scoped to what the project needs, and not every project requires every phase.

The OTR is established first. From there, LTC may develop the design, compare proposed solutions against the OTR, document agreed decisions, and review the work during construction.

Detailed system design and plan sets require a separate design agreement. Depending on the project, that work may be completed by LTC, a qualified specialist, or the technology integrator. It is not included automatically in an OTR engagement.
